The Glen Loddon Homes TeamChris RyanCo-owner and General Manager Overseeing the operations and day-to-day management of the company, Chris is a qualified carpenter with substantial experience in estimating, construction supervising, sales and management. With more than three decades of experience, he is also an accredited energy rater, provides preliminary bushfire assessments and is a country sector committee member of Master Builders Association. "The industry has become more complex during the past few years with the new regulations for new homes to combat bushfires as well as the energy rating requirements." Chris’ extensive knowledge in both of these areas makes him an integral advisor for the company to ensure Glen Loddon Homes’ clients are fully educated on the costs and requirements associated with these areas. "As a result of Black Saturday, the bushfire regulations have been fast-tracked and they now affect every new build. "It doesn’t necessarily mean that every new build will be affected, but it is now compulsory for every new home to have an assessment." Chris, who has completed the Building Commission bushfire seminar and has assessed, quoted and/or built in most Bushfire Attack Levels (BALs), performs and advises on all of the company’s projects to ensure for a smooth permit process and an accurate estimate. "Depending on the BAL, external walls, windows, exteriors, floorings, doors, garages and decks could be affected. "The level of modifications depends on a number of factors, and every new build is different." Another area of Chris’ expertise is in energy rating. "I work closely with our in-house designers to ensure that every new home will meet the 5-star energy rating requirements." To do this, says Chris, home design must incorporate the orientation of the home, the amount of glazing and the depth of eaves. "Often what people want in the home design doesn’t meet the energy rating requirements, so it is a matter of gaining a balance on how people want to live with the current regulations." This, says Chris, is what the company is excellent at: "We really listen and work with our clients to deliver a new home that not only meets all the requirements but excels in their expectations on how they want to live." Why? "This is simple, our company is locally owned and has a very experienced team. "We also offer in-house design and build our own joinery so every house has its own style that is customised to its new owner." Chris’ top tips for building:
