GLH Building Process

Design & Conception

From our experience we have found clients choose one of two paths; having a fully priced plan range some clients find that a standard plan suits but would like to make some changes. We then suggest that you make an appointment to discuss your changes. We also work with our clients to create a plan unique for them or price their own plan that they have had drawn.

Pricing

If a standard plan suits & you wish to make some alterations they are passed on to our estimator to be priced, which takes approximately approximatly two weeks. Alternatively your individual design will be quoted in detail with your specific inclusions which takes two to three weeks.

Site Inspection

While your changes are being priced the supervisor & sales consultant conduct a site inspection and take levels. From this information we are able to advise you on the best orientation for your new home and price any additional costs associated with site fall, etc

Commitment

Once you have decided on your additional requested options/extras and are happy to go ahead, you are provided with an agreement to proceed and you pay an initial deposit of $1500. A soil test will usually be ordered now to determine the soil classification.

Colour Consultation

Your contact details are passed to our Color Consultant, who will arrange a convenient time for you to select everything for your new home. Preliminary plans are requested and a copy is passed on for your perusal, we usually wait for your preliminary plans to come back before you meet with our Color Consultant.

Specification & Contract Preparation

Once your color selection is complete our Color Consultant will pass on your selection to us providing all the information required for your specifications. Any additional items will be priced at this stage. The building contract and associated paper work is also completed at this time. Your preliminary plans will be passed on to our in- house draftsman for final drawings with any of your requested changes.

Contract Signing

When your final quote, and specification is finalised we arrange a time to sign all the necessary paper work. You will also be required to pay the balance of deposit, which is 5% of the total contract price, of which you would have already paid $1500 for your initial deposit.

Commence Construction

Your building permit and insurances are then applied for and providing the land is in your name the building permit will usually be issued within two weeks and construction commences shortly after.

Under Construction

Our supervisor will be in contact with you at the following stages; site cut, before plastering commences; before tiler and painter begin and prior to handing the keys over for your new home. We encourage our clients to contact their supervisor at any time should they have any queries.
